Construction and selections design – ALL IN ONE!!
Prior to or during our design process a JC Smith Preferred Construction Expert Consult will occur to include an assessment of the applicable existing structural components and landscape topography. The structural and integral assessment is not a home inspection, but this will set a basis for refining our interior or exterior design service. The design service will have an initial meeting at the affected property to discuss the existing design, new ideas, your preferences, and may include confirmation or additional measurements taken.
We prepare your designs from two programs to render only the affected interior and exterior of your project including its layout, viability, fixtures, colors, furniture, appliances, landscaping, and other specific selections using actual dimensions. Included will be a flat floor plan(s) of the existing property and proposed project(s), multiple or “real time” views of dimensional “3D” rendering, and picture design boards including option upgrades. This service does not include engineered architectural plans.
The design will be controlled by the budget you have indicated in the first design meeting. A proposed scope of work with the cost of its construction will coordinate with the design presentation. Each of the rendered items included in the presentation are available for purchase excluding unforeseeable discontinuations or items excluded from the JC Smith scope of work and contract.
During the design presentation, manufacturer and model information may not be disclosed. Until this letter is signed and design fees are paid, all of the designs, proposals, and presentation materials rendered remain property of JC Smith.
JC Smith will endeavor to develop, implement and maintain, a spirit of cooperation, collegiality, and open communication with you so that the goals and objectives of each engagement of design services are clearly understood, potential problems are resolved promptly, and, upon completion, your project is deemed a success by all parties.
Designer’s hourly rate $83.50
Designer hours are tracked by software in real time. Designer time logged and billed to you includes:
- Renderings in design programs,
- Reevaluations for discontinuations,
- Review Subcontractors:
- Confirming technicalities of designs including potential and viability.
- Review JC Smith team skilled carpenters qualifications on task related,
- Additional meetings,
- Ensuring line by line the scope of work materials and labor coordinates with the rendered design including its cost effectiveness to be revised prior to first pass design presentation meeting.
A $250 proposal fee will be charged in addition to design time if the proposals and presentations are used to engage other services such as bank financing, your business interests, property that you don’t own; however, this fee will be applied to a signed contract moving forward.
What if you decide to not sign the Design Engagement presented? JC Smith is still happy to help you get to your desired project that you have described. Without the signed Design Engagement Letter, you will of course still receive a very detailed scope of work, with a simple floor plan, and our contract in your proposal. Which a JC Smith Estimator will work with you directly to communicate and finalize the facets of the scope of work and how it applies to your preferred project outcome including all of the selections that need to be made. However, without JC Smith designing, you will not receive all of the items described in this Design Engagement. When you are ready to sign the construction contract a Foreman will work with you, but you will be responsible to find the selections within your contract allowance and change order contracts may be applied.
The following kitchen renderings are for a historic home built in 1896. Currently, there is no real kitchen. It needs modern amenities! These plans show case modern floating shelves to coordinate with adjacent plans for solid walnut butcherblock countertops on top of clean and historically appealing white shaker style cabinets with glass doors, plans for a super -sized stainless steel apron front sink with commercial faucet, an enormous 8×4 island with storage all the way around and seating, with plans to be topped with a gorgeous and resilient marble -like quartz solid surface which will reflect so well on top of sage green painted cabinets. Furthemore, this kitchen accommodates a 36″w gas range and modern wall mount range hood, large professional grade refrigerator, microwave oven cabinet base in the island, and French door wall oven.
Don’t mind the odd large doors that block existing large pass-throughs to adjacent rooms. Time wasn’t invested in drawing those adjacent rooms as they are not a part of the necessary design.
Since this 1896 renovation planning commenced the client has added a request to rethink the existing historic addition as to not change exterior walls that is keeping within a 12’w x 9’d room sizes, and design a useful pantry combination laundry room on the Main Level, and on the second level renovate in to a period aesthetic a master en suite full bathroom.
